Pugliaffari (hereinafter: “Pugliaffari”, “we”, “us”) offers mediation services for the rental of holiday homes in the Puglia region, Italy. By using our website or services, you agree to the following terms and conditions.

1. Role of Pugliaffari
1.1 Pugliaffari acts solely as an intermediary between the tenant and the owner of the holiday home.
1.2 We are not a party to the rental contract between the tenant and the owner unless explicitly stated otherwise.
1.3 We manage and coordinate communication, advertising, pricing support, and guest management on behalf of the owner.
1.4 All payments for additional services such as cleaning, maintenance, or technical interventions are made directly between the tenant and the respective service provider. Pugliaffari does not manage any financial transactions.

2. Bookings
2.1 A booking is only final once Pugliaffari has confirmed it in writing and the agreed deposit has been received.
2.2 For bookings made via platforms, the general terms and cancellation policies of that platform also apply.

3. Liability
3.1 Pugliaffari is not liable for any damages, losses, cancellations, or other defects occurring during or after the stay.
3.2 The responsibility for the condition of the property, the completeness of amenities, and compliance with local regulations lies with the owner.
3.3 In the event of complaints, Pugliaffari will make efforts to mediate, but we do not guarantee resolutions beyond our control.

4. Registrations and Legislation
4.1 All properties offered by Pugliaffari are registered or in the process of being registered with the appropriate authorities (CIS/CIN, police, municipality).
4.2 Pugliaffari registers the mandatory notifications with the local police (Alloggiati Web), tourist tax, and—if applicable—regional portals on behalf of the owner.
4.3 The customer remains responsible for the correct collection and payment of the tourist tax.

5. Owners and Services
5.1 Owners authorize Pugliaffari to promote their property, manage bookings, and interact with tenants.
5.2 Pugliaffari's commission is 20% of the rental income, after deducting platform fees.
5.3 Pugliaffari reserves the right to collaborate with local partners for cleaning, maintenance, check-in, and technical support.

6. Privacy and Data
6.1 Pugliaffari processes personal data of tenants and owners in accordance with GDPR legislation.
6.2 Data is only shared with relevant parties (such as police or municipality) for legal obligations or service execution.

7. Cancellations and Refunds
7.1 Cancellation policies vary per property and platform. Always consult the terms of your specific booking.
7.2 Pugliaffari is not responsible for refunds and can only offer advice in this regard.

8.1 In the event of disputes regarding the stay, Pugliaffari will take on a mediating role.
8.2 All legal disputes are subject to the jurisdiction of the court of Brindisi, Italy.
